Why it performs

PU system design
Most of the waterproofing thickness in a polyurethane roof system comes from aromatic base coats. These coats are strong, flexible and cost-effective, but they are not fully UV-stable. If left exposed, aromatic PU will chalk and degrade within a couple of years, losing both appearance and performance. They must always be covered.
Aliphatic polyurethane is used as the final top coat because it resists UV radiation and keeps its colour. This top coat protects the aromatic base layers from the sun and provides the first line of defence against foot traffic and weathering. Metal roofs expand and contract significantly with temperature, and the fastener holes and seams are common leak points. Expansion joints are the most movement-sensitive areas of any roof. A PU system must be detailed with a flexible joint cover or reinforcement that allows movement while keeping water out. Perimeter upstands, parapets and AC supports also need careful sealing because water is driven against them by wind.
Podium decks and roof gardens need a waterproof layer that can handle both soil moisture and foot traffic. We use a PU system with a protective screed or tiles above. Drainage mats and outlet details are checked before the waterproofing is covered, because a blocked drain will cause failure even on the best membrane.
A UV-stable PU system can be refreshed with a new aliphatic top coat every few years to extend its life. We inspect the roof for any blisters, thin areas or mechanical damage before recoating, and we only recoat over sound existing material.
