Material selection guide
A waterproofing membrane is a continuous barrier applied over a substrate to prevent water passage. In the UAE, the two main categories are sheet membranes and liquid membranes. Sheet membranes include torch-applied bitumen rolls, self-adhesive polymer-bitumen sheets and PVC or TPO membranes for large commercial roofs. These systems provide a thick, uniform layer of protection but require skilled installation to ensure laps, corners and penetrations are properly sealed against water ingress.
Liquid membranes are cold-applied coatings that cure to form a seamless, joint-free barrier. Polyurethane and acrylic liquid membranes are particularly popular for UAE roofs and terraces because they accommodate thermal movement, resist UV degradation and can be applied to complex shapes without seams. Self-adhesive membranes offer faster installation on vertical surfaces and detail areas where torch application is impractical. Sheet membranes
Because sheets are made in a factory, you know the exact thickness across the whole roof. This reliability makes them the default for large flat concrete roofs, podium decks and basement tanking where a robust, uniform barrier matters.
Torch-on bitumen sheets bond by heat for maximum durability, while self-adhesive sheets bond without flame for occupied buildings or fire-sensitive areas. We choose based on site conditions and safety.
The trade-off with sheets is laps. Every side and end lap must be fully sealed, and every corner and penetration must be detailed with reinforcing pieces, because these joints are where sheet systems leak if workmanship is poor.
Large commercial and industrial roofs sometimes use welded PVC or TPO single-ply sheets, which are lightweight and reflective, reducing roof heat gain.
Liquid membranes
Liquid membranes are cold-applied and cure into a seamless film, which is their biggest advantage: no laps to fail. This makes them the better choice for surfaces with many penetrations, upstands and irregular shapes, and for exposed terraces and balconies that move with temperature. Polyurethane liquid membranes handle UV and movement on exposed roofs, while polymer-modified cementitious liquids suit bathrooms and wet areas under tiles. The key with any liquid system is achieving the specified thickness across the whole area, since a thin patch is a weak patch. We check wet film thickness during application and reinforce all detail points with fabric.

Sheet membranes are manufactured to a precise thickness in a factory, so the waterproof layer is uniform across the entire roof. Installation quality
Membranes only bond to clean, dry, sound substrates. Dust, laitance, oil, curing compounds and moisture are the biggest reasons for debonding. We prepare each surface according to the membrane manufacturer's requirements and apply the correct primer before installation.
Sheet membranes fail at the seams. Side laps and end laps must be overlapped to the specified width and fully bonded, with the edge rolled to confirm adhesion. In hot weather, the installer must work quickly because the adhesive or torch behaviour changes.
Liquid membranes are only as good as the thickness achieved on site. A small gap or thin patch is a leak path. We measure wet film thickness during application and add reinforcing fabric at all details and movement areas.
Most membranes need protection from UV, foot traffic and maintenance equipment. Tiles, screed, pavers or a reflective top coat are specified as part of the system. We never leave a membrane exposed unless the system is specifically certified for long-term UV exposure.
