Bathroom waterproofing expertise
The bathroom is the wettest room in any building and the most common source of water damage claims in Dubai. We have treated hundreds of bathroom leaks across the emirate, from luxury villas in Emirates Hills to apartment towers in Dubai Marina, and the pattern is always the same: the waterproofing failed at a detail point, water travelled unseen behind tiles and finishes, and the damage appeared days or weeks later in the room below or on the adjacent wall. By the time most property owners call us, the subfloor is already saturated and the ceiling below needs repair as well as the bathroom itself.
The floor-wall junction around the drain is the single most critical detail in any bathroom. This is where the floor meets the wall, where the drain pipe passes through the slab, and where the waterproofing layer is most likely to crack under building movement. In Dubai's tower apartments, the building itself flexes slightly under wind load and thermal expansion. In villas, the ground settles differently under each part of the structure. Either way, that junction moves, and if the waterproofing was not reinforced with mesh or applied thick enough, it cracks. We have removed tiles from bathrooms where the waterproofing at the drain was barely one millimetre thick — the builder had literally painted it on like a coat of paint.
Pipe penetrations are the second most common failure point. Every bathroom has multiple pipes passing through the floor and walls — waste pipes, water supply lines, toilet soil pipes and sometimes bath overflow drains. Each penetration creates a gap between the pipe and the concrete, and that gap must be sealed with a flexible, durable material. We have seen bathrooms where the builder stuffed the gap with cement and painted over it. Cement shrinks and cracks; water finds the crack within months. Our approach is to use flexible hydrophilic grouts and reinforced cementitious collars that accommodate pipe movement while maintaining a watertight seal.
Shower enclosures deserve special attention because they receive the most concentrated water exposure. The threshold where the shower door meets the tiled floor is a frequent leak path. Water splashes against the door frame, runs along the track and seeps under the frame into the subfloor. We treat these thresholds with a dedicated waterproofing detail that includes a raised curb, sealed joints and a drainage slope that directs water back into the shower area rather than letting it escape onto the bathroom floor.
Humidity in Dubai adds another dimension to bathroom waterproofing. Even when the waterproofing layer is intact, high humidity can cause condensation on cold water pipes, metal fixtures and poorly ventilated wall cavities. This condensation drips onto ceilings and into wall cavities, creating damp patches that look like leaks but are actually humidity-related. Our inspections distinguish between true waterproofing failures and humidity problems, because treating one when the other is the cause wastes money and delays the real solution.
Common failures
The most critical detail in any bathroom. Building movement causes the waterproofing to crack where the floor meets the wall around the drain. We remove tiles, rebuild the junction with reinforced cementitious waterproofing and apply a minimum of three coats.
Gaps around waste pipes, soil pipes and supply lines let water travel into the subfloor. We remove old sealant, clean the annular space and apply flexible hydrophilic grout that swells to maintain a watertight seal.
Water splashes past shower door tracks and seeps under the frame into the subfloor. We install waterproof curbs, seal door tracks with marine-grade silicone and ensure the shower floor slopes correctly toward the drain.
Over time, grout cracks and tile adhesive loses bond, creating pathways for water. We remove affected tiles, repair the substrate and re-apply waterproofing before re-tiling with epoxy grout for improved durability.
Villa bathrooms in Jumeirah and Arabian Ranches often have timber or screed subfloors that absorb leaked water. We dry the subfloor with industrial dehumidifiers, replace damaged sections and install new waterproofing.
Water travels horizontally behind tiles and appears on walls outside the bathroom. We trace the water path, treat the source and repair the affected plaster before repainting with mould-resistant paint.
Our process
We use moisture meters, thermal imaging and visual inspection to locate the exact entry point. We distinguish between waterproofing failure, plumbing leaks and humidity condensation before recommending any work.
For existing leaks, we carefully remove tiles, fittings and fixtures to expose the substrate. We protect adjacent finishes and contain dust. For new construction, we prepare the concrete or screed surface.
We repair cracks, level uneven surfaces and treat all pipe penetrations with flexible collars. Floor-wall junctions are reinforced with alkali-resistant mesh before waterproofing application.
We apply two to three coats of cementitious or polyurethane waterproofing at the specified thickness, with additional reinforcement at drains, junctions and penetrations. Each coat is allowed to cure before the next is applied.
We flood the floor for 48 hours to confirm watertightness. Once passed, we re-tile, regrout with epoxy grout and reinstall fixtures. A waterproofing completion certificate is issued for your records.
Coverage
Our bathroom waterproofing service covers all emirates. In Dubai, we work on villas in Jumeirah, Arabian Ranches and Emirates Hills, apartments in Dubai Marina and Downtown, and hotel bathrooms across the city. Abu Dhabi coastal properties require marine-grade sealants at shower thresholds due to higher humidity.
We also serve Sharjah apartment towers where multi-unit leaks are common, Ajman villa communities and Ras Al Khaimah hotels. Every bathroom receives the same detail-focused approach regardless of size or location.
Get started
A leaking bathroom is one of the most disruptive and expensive problems a property owner can face. Water travels unseen, damages ceilings, electrical systems and furnishings, and creates mould that affects air quality. Whether you are renovating, building new or dealing with an active leak, proper waterproofing is the foundation that protects everything above and below.

Cost and care
The price of bathroom waterproofing in Dubai depends on the bathroom size, the extent of tile removal needed, the condition of the substrate, the number of pipe penetrations, and whether a leak has already damaged the ceiling or adjacent walls. A new-build bathroom before tiling is usually more straightforward and less costly than a repair that requires demolition and drying of saturated screed.
Cutting costs on bathroom waterproofing usually means thinner coats, no reinforcement mesh, or skipping the flood test. The hidden failure is discovered only when the tiles are down and water drips into the room below. Reopening a finished bathroom is far more expensive than doing the waterproofing correctly first.
Our bathroom waterproofing warranty covers leaks originating from the waterproofing layer we installed and the junctions we detailed. It requires that the flood test is passed before tiling and that any new fixtures or penetrations are sealed by a qualified installer. We provide the warranty terms in writing with the completion certificate.
Grout and silicone should be inspected every 18 to 24 months. Cracked grout and failed silicone around shower screens and bathtubs allow water to reach the substrate. Drain blockages should be cleared promptly to prevent overflow at the junction. These small checks protect the waterproofing layer for years.
New vs renovation
New bathroom waterproofing is the best opportunity to get it right. Before tiles are installed, the concrete or screed surface is accessible, clean, and ready to receive the membrane. We apply two to three coats of cementitious or polyurethane waterproofing, with reinforced mesh at floor-wall junctions and pipe penetrations. The flood test is easy to perform at this stage because no fixtures are in the way.
Renovation waterproofing is more complex because the bathroom is already in use. The first step is to identify whether the leak is from the waterproofing, plumbing, or drainage. We use moisture meters and thermal imaging to trace the water path. Then we carefully remove the necessary tiles, fixtures, and screed to expose the substrate. We repair the source, reapply the waterproofing, and reinstall the finishes.
New villas and apartments often have the same waterproofing weaknesses because builders use the minimum specification. The waterproofing layer may be too thin, missing at details, or applied over a dusty surface. We recommend independent waterproofing inspection before tiling in new builds. Catching the issue early saves the cost of removing tiles later.
Whether new or renovated, the bathroom must pass a 48-hour flood test before tiling. This test fills the floor with water and confirms there is no leakage through the slab. At DryGuard.ae, we do not consider a bathroom waterproofing job complete until the flood test is passed and the warranty documents are issued. This protects both the homeowner and the rooms below.
Prevention
The best way to prevent a bathroom leak is to install the waterproofing correctly before tiling. This means preparing the surface, applying the right thickness, reinforcing the details, and testing before tiles go down. Skipping any of these steps creates a hidden problem that will be expensive to fix later.
Design details are important. The floor should slope toward the drain, the shower area should have a curb, and pipes should be properly flashed. We often see bathrooms where the drain is not at the lowest point, causing water to pool and find another path. Good design prevents these issues.
Material selection matters. Cheap waterproofing products may not be flexible enough for UAE building movement. We use products that are tested for local conditions and apply them according to the manufacturer's specification. Using the right product in the right place is the key to a long-lasting bathroom.
A flood test is the final proof. We fill the bathroom floor with water for 48 hours and check for any leakage. Only after the test passes do we allow tiling. This simple step catches problems before they are hidden under tiles and is the most important part of the warranty process.
