Usually no. For occupied towers and villas, internal (negative-side) waterproofing with injection and cementitious or crystalline tanking is the practical fix. External excavation is mainly used on new builds or major renovations where walls can be exposed. Ask for an internal option before approving dig works beside an active parking level or landscaped villa.
Hydrostatic pressure is the force of groundwater pushing against basement walls and slabs. In high water-table districts such as Dubai Marina and Business Bay, that pressure is continuous — not only during rain. Waterproofing and drainage must resist or relieve that force, or water will find every joint and crack.
The white powder is usually efflorescence — mineral salts left when groundwater evaporates on the interior face. It means moisture is moving through the concrete. Cleaning alone is temporary; the water path through joints, cracks or porous concrete must be sealed, then salts managed during surface preparation.
Use polyurethane injection for active, wet or slightly moving cracks and construction joints — the resin reacts with water and expands to seal the path. Use epoxy only on dry, stable cracks where the goal is structural bonding. Choosing epoxy on a wet moving joint often leads to re-cracking.

Basement walls are poured in stages. The joint between pours is a natural weakness. No. Sump pumps and drains manage water that has already been collected or diverted. They reduce pressure and remove flood water, but they do not seal cracks, joints or porous concrete. Effective basements combine sealing systems with working drainage — not pumps alone.
A correctly designed internal tanking and injection system can protect for many years when drains stay clear and new penetrations are sealed. Service life depends on groundwater pressure, salt exposure, concrete movement and maintenance. Annual inspections catch small issues before they reopen leak paths.
Expect a written warranty for the treated areas against water ingress through the specified leak paths, with clear exclusions for new structural movement, blocked drains and third-party damage. Ask what maintenance keeps the warranty valid and how call-backs are handled locally in the UAE.
Often yes. Internal tanking of walls, treatment of the wall–floor junction, and drainage or landscaping corrections can stop rising moisture without full slab replacement. Severe slab saturation or structural damage may need localised concrete repair — inspection decides the scope.
Old hardened sealant is removed, the annular gap is cleaned, and a flexible hydrophilic seal or grout is installed so the detail can tolerate slight pipe movement. Rigid fillers that crack under thermal expansion are a common cause of repeat leaks at sleeves.
No. Decorative “waterproof” paints do not resist hydrostatic pressure through joints and cracks. They often trap moisture and peel. Basements need injection where water is active, then a specified cementitious or crystalline system designed for below-grade pressure.
