Bituminous waterproofing is not a single product; it is a family of systems that all use bitumen (asphalt) as the water-resisting ingredient. Understanding the difference between them helps property owners ask the right questions before approving a quote. The main forms used in the UAE are torch-applied polymer membranes, self-adhesive membranes, traditional built-up felt systems and liquid-applied bitumen coatings. Each has a place, and the right choice depends on the surface, the exposure and the way the area is used.

System types

The Four Main Bituminous Systems and Where They Work

Torch-on polymer membrane

SBS or APP modified sheets heated and bonded to the substrate. The most common choice for UAE flat roofs and slabs because of its thickness and durability. Requires trained applicators and fire-safe conditions.

Self-adhesive membrane

Peel-and-stick sheets that bond without flame. Ideal for occupied buildings, over insulation, or where torching is not permitted. Surface must be perfectly primed and dry for adhesion.

Built-up (felt) systems

Multiple layers of bitumen and reinforcement built up on site. Rarely specified for new UAE work now, but still found on older buildings we repair or overlay.

Liquid-applied bitumen

Brush, roller or spray coatings used mainly for foundation damp-proofing, priming and sealing complex details. Seamless and easy around penetrations, but thin compared with sheet membranes.

When to Choose Bituminous Over Other Systems

Bituminous systems are strongest on large flat areas that can be protected, and below ground where pressure resistance matters. They are less ideal for exposed surfaces with heavy movement or intricate shapes. For exposed terraces and balconies with thermal movement, a polyurethane liquid coating usually performs better. For bathrooms, water tanks and wet areas, cementitious waterproofing bonds better to the substrate. For active cracks and leaks in existing concrete, injection waterproofing is the targeted repair. We select based on the surface, not on a single preferred product.

Flat concrete roofs and podium decks

For large, flat, protected roofs in the UAE, a torch-on SBS-modified bituminous membrane is usually the most cost-effective durable system. The sheet thickness gives a physical barrier that resists foot traffic during maintenance and protects the slab from the high volume of water that can build up during brief but intense storms. We often pair the membrane with a protection screed or tiles to shield it from UV and mechanical damage.

Basements and below-grade walls

Bituminous tanking is a common choice for Dubai basements because it resists the constant water pressure and saline groundwater found in many areas. The membrane is applied to the outside of the structural walls and raft, then protected before backfill. The key is the detailing at wall-to-floor junctions, penetrations and the top of the wall, where the membrane must be terminated correctly.

Occupied buildings and fire-sensitive zones

Where open flame is not allowed, self-adhesive bituminous membranes or liquid-applied bituminous coatings are used. Self-adhesive sheets are quick on vertical walls and detail areas, but they demand a perfectly clean, dry and primed surface. Liquid bituminous coatings are used for damp-proofing and complex shapes, though they are generally not a standalone long-term roof finish in exposed UAE conditions.

When to combine bituminous with other systems

Most waterproofing projects are not solved by a single product. A basement may use a bituminous membrane externally, crystalline treatment internally and injection for any active cracks. Why Bituminous Waterproofing Fails in the UAE and How We Prevent It

Surface that is not clean, dry or primed

Bitumen does not bond to dust, laitance, oil or wet concrete. The most frequent cause of failure we see is membrane laid over a surface that was not properly prepared. We grind, clean, patch and prime before the first sheet is unrolled.

Cold laps and torching errors

A lap that is not heated through its full width leaves a channel for water. We torch until bitumen visibly bleeds at the edge, confirming the seam is fused. In hot weather the sheet must be handled carefully because the bitumen becomes soft and can be displaced.

Missing protection layer

Exposed bitumen degrades under UV and softens under foot traffic. Without screed, tiles, pavers or a mineral cap sheet, the service life drops sharply. We specify the protection layer as part of the system, not as an optional extra.

Poor drainage and ponding

No membrane is happy sitting in water. We check the falls and clear drains before work. Where ponding is unavoidable, we add screed to create slope and install additional drains if needed.
